How about a good deal for everyone:

New contract with higher salary
£2M sign bonus
£15M buy out clause within the first 10 months

In that way, Fabio potentially gets 2x sign on bonus and we still get a transfer sum.
It will also guarantee Fabio that any club that signs him is serious about him playing rather than sign him because he is free.
